Bridging

While your current property is yet to be sold, we can assist with finance to purchase your next property and also provide finance to build a new home while you live in your current home. By bridging the cross over period between two homes, our lenders take security over both properties to provide you finance until the sale and purchase or construction process is completed. During this period we can set up your loan to be charged interest only and capitalise the interest providing you relief from the bigger debt burden. When you sell your original property, loan amount is reduced and the balance (end debt) becomes your new home loan.

Building Construction

You may choose to go for a house and land package to have your perfect home rather than buying an established property. There are many advantages of doing so but you will need;

  • A fixed price contract from a licensed builder for the construction
  • Council approved plans and specifications of the proposed house
  • A copy of builders current insurance policies

    On presentation of the above, the building project is valued before loan approval and monitored through its stages by the lender;
  • Tentative value of your completed project is estimated
  • Lender’s valuer monitors building progress and confirms the completion of each construction milestone, while the lender progressively pays the builders invoiced claims
  • Receiving builder’s invoices along with a request for funds at each major stage, your lender manages the financing of the project. The major stages of a housing construction finance are typically;
    • Preparing concrete slab or timber flooring stage
    • When framework is complete
    • Once you can lock up your property
    • On full completion of your project

    Upon completion, the valuer confirms the completion of construction of your property for the lender to approve and pay the last claim to your builder.

    Buying Your First Home

    Buying your very first home is exciting, but it can be a little daunting without our support and guidance. We make it as easy for you as possible and it’s easy to see what we mean by just making an obligation free appointment, we will explain the procedures in a single meeting.

    There are several ways to buy your first home; with a Family Guarantee, Equity Finance Mortgage (Shared Equity), a No Deposit home loan, or with a minimum 3% deposit. Typically you won't have a deposit, and you may be able to use a guarantee from your parents as equity to assist you with your home purchase. Another way is by paying a once-off mortgage insurance premium you can borrow more against the property you wish to buy all the way up to 100% of the price.     Refinancing

    When you have been with a loan product for a while, typically it becomes more expensive compared to newer products by the same lender or more competitive offers by other lenders. Lenders certainly do not contact you to switch you to a cheaper rate or give you a discount. Biggest discounts are usually reserved for new applications. This is certainly the case for home loans, investment loans, commercial loans, car loans, and personal loans. It is an option, then, to switch loan products staying with the same lender, or refinancing your loan to obtain a better deal, better terms and / or features.

    Consolidating debt is another major reason to refinance. Consolidating all your debts with your home loan or a debt consolidation personal loan, and making one repayment for all your debts at a lower rate could save you on interest, fees and charges imposed by your personal loans, credit cards or car loans. This will help pay your debts off sooner than you had planned, while splitting your home loan into different purposes, you can still manage them separately with different terms and benefit from the same low rate.

    If you are a property investor, you may also need to switch loan products to secure a further Interest only period beyond the first 10 years of your investment.
